Interiors:
Living/Dining room - ceramic tiles. Bedrooms: parquet. Built-in wardrobe, kitchen cabinet, cooker hob & hood, air-conditioning system, small balcony.

Facilities:
Swimming pool, covered car park, 24-hours security, tennis court, squash court, playground, BBQ area, gym, steam baths, clubhouse.

Competitors: Astor Green (170 units) across the road; however Cavendish Park's 3+1 is more a 2+1+1 because the 3rd bedroom is very small. The Sierra (60 units) is the new kid on the block also with very small 3rd bedroom. Older condos like Ridgewood (464 units) and Pandan Valley (623 units) with much more spacious bedrooms and living areas and lower rentals.

Occupancy rate: Almost 100%. Many Japanese and as it is walking distance to the Australian School, has many Caucasians. Contact judy@asiahomes.com to view units.

Investment potential: 99 years. Rentals for 3+1 asking $5,000 fully furnished and $4,000 - $4,500 p/f, much higher than the older condos nearby. Relatively new condo attracts expats.

Advantages:

3-minute walk to Australian School. Within 10-minute bus ride to Japanese, UWC, Dover, Tanglin Schools and 15-minute bus ride to Dutch & Swiss/French Schools.

Relatively new, but has ceramic flooring for living/dining room. Building looks pinkish.

Card-activated system in elevator, bringing you to your own floor.

Medium density condo with 3 blocks only.

A bridge nearby links you to a popular jogging track by the canal.

Express Green Bus Plus to town. Shuttle to Bouna Vista subway.

Disadvantages: 

An area with many condos.

Small balcony practically useless as you can't put a table and chair.

Audio intercom security system only.

Using cylinder gas, not city gas.

Singapore Cable Vision may not be available for all rooms as in newer condos.

Asking higher rentals since occupancy is almost 100% and units are in demand.


Case study:   Newcomer to be wary of Procrastinating Company Bureaucrats.

"I have already told you I will inform you when the tenancy agreement is signed," said the Englishman before he slammed down the phone.

The Landlord had been asking the Asia USA realtor why the lease took so long to prepare   and the poor Englishman who is the Occupant had been hounded daily.  He has a habit of not returning calls.

Most companies take 3 days and the Human Resource Manageress was serious about the expiry date of offer in the Letter of Intent.

It was nearly 2 weeks and the bureaucrats must be taking their time, although the Letter of Intent had stated that the agreement would be signed sometime ago.

Some Company executives indulge in such procrastination, not realising that the Letter of Intent usually specifies a cut-off date in which, if the Landlord has a higher offer, can return the good faith deposit or forfeit the deposit should the Company changes its mind without reason.

Newcomer expats must be aware of such practices. If it is a personal lease, there may be no need to get the company to check the tenancy agreement if they take a very long time to do so.

In this Costa Rhu case, the Landlord was informed that it was a "don't call me, I call you" response from the prospective Tenant.
