2007 UPDATE.  the houses in Woodlands are characterised by huge rooms and small garden. Note that air conditioning bills for large houses range from S$800 - $1,600 per month. There may be as many as 15 air conditioning blowers in the big houses! 

Rentals of bungalow in 2007 are around $15,000 due to high demand and short supply. The American School in 2007 is said to have a long waiting list.  
It will be extremely difficult to get a decent good bungalow for a budget of S$10,000 per month in Woodlands and in  Districts 9, 10 and 11 which are expatriate enclaves. 

FOR INVESTORS OF BUNGALOWS IN WOODLANDS
Caucasian tenants do want a "powder room" i.e. a bathroom for the visitors to use. Many houses have a guest room with an attached bathroom but that bathroom is not a real powder room. Do not invest in a bungalow with no such room as it will be harder to rent.

SUBWAY Marsiling subway will be a 5-10 min to the American School. It takes over 30 minutes by subway ride to downtown Orchard Road or Suntec City.

Jalan Kasau and Jalan Bumbong neighbourhood, a 5-minute drive to the American School and 15-minute walk to the Kranji subway, may suit expats who really don't want to live in a highly populated Woodgrove Estate next to the American School.

Jalan Kasau which comprises around 8 new houses and are located in a hilltop quiet residential enclave. 

Suits expats who want more privacy and yet be within a short drive to the American School.  Living in the Woodgrove Estate with so many Americans and children mean a greater loss of privacy for families who don't like other spouses coming to the door-step every day to visit.

Terrace houses near the American School renting from $7,000 -$9,000.

$8,000 houses near the American School. Jalan Kasau bungalow for rent at $8,000 with 3 American families in a small subdivision of 8 lots.  A 5-min drive to the American School and 15-minute walk to the Kranji subway.  Lots of greenery, no traffic and tranquility, but you don't get 500 kids around this neighbourhood on Halloween's Day as you will, in the subdivision of Woodgrove Estate near the American School.  Rentals have dropped considerably in 2003.
