Valley Park's balconies (left) attract expatriates, expecially those who are smokers.  There's a 8-inch gap at the side of the balcony, a worry for the safety of small children.  Holt Residences and 2 other new condos (right) and Tanglin View condos (top, middle, orange building), near Redhill subway are competitors for tenants. The road is River Valley Road.

Big Balconies off the living area for certain floor levels.

Picture shows the larger semi-circular balcony of the Regency Park Condo.  You can see the Valley Park buildings at the extreme right of the photo, behind the realtor. The Great World City Shopping Centre is to the immediate left of the realtor, cut diagonally by a crane. The Melrose Park condo is sited near the vicinity of the crane and just opposite Valley Park condos.  As at June 2001, Melrose Park, completed in 2000 is 100% occupied..

No separate shower stall in the master bathroom unlike newer condos

The dark kitchen is a common complaint of some  Caucasians who love cooking.

Singapore condos - Valley Park - kitchen

No decent-sized maid's room in many units.

Singapore condos - Valley Park - split level dining and living areas
3-steps split level from the dining to the living area may be attractive to some Caucasians but not to others who worry that their toddlers may fall off the dining area into the living area.

Huge 8-inch gap at the side of the balcony worry mothers with toddlers.

High density condo living.

No unblocked views except for some blocks and high floors above 15th and in certain blocks like Block 477 #19-03 facing the Regency Park condos in the distance.

Case Study:
Do you need to have a good landlord-realtor relationship?

July 30, 1998

"Since you didn't bring your Company receipt book, I will not pay you," said Mr Yeo.

He had asked the Asia USA realtor to go to his house to collect the cheque at night and had not disclosed that he wanted an official receipt immediately.

He would not accept a signed document acknowledging receipt of his cheque. Back to the office to get the receipt book.

Note to first-time Realtors:

You may need to carry receipt books and letterheads as you will encounter such cases when you are longer into the business.

There are Owners who don't really like to work with realtors and prefer the house to be vacant.

Investment-minded Owners cultivate the best relationship and make good friends with the rental realtors.
