The road is River Valley Road.

Picture shows the larger semi-circular balcony of the Regency Park
Condo. You can see the Valley Park buildings at the extreme right of
the photo, behind the realtor. The Great World City Shopping Centre is to
the immediate left of the realtor, cut diagonally by a crane. The Melrose
Park condo is sited near the vicinity of the crane and just opposite
Valley Park condos. As at June 2001, Melrose Park, completed in 2000
is 100% occupied..

Swimming pools at 11.30 a.m in June 2001 on a weekday. Pools were

Many deck chairs for Caucasian sun worshippers. Studios (right, bottom
corner) do have a big patio.
Tennis courts, 24-hour security system. A lounge in level 2 of the
clubhouse and a cafe on level 1. A mini-mart and dry cleaning services in
the premises.
Investors to note:
Freehold condos are presently very popular with expatriates and Indonesian
investors. Valley Park is rentable but suffers from hot competition from
Melrose Park which is 6 years younger.
Advantages:
Location near Orchard
Road and Great World City Shopping Mall with its cinemas and supermarkets
being a 5-minute walk away from the furthest Valley Park block.
A residential type feel. The beautifully oontoured pools and the
landscaped ambience make the Caucasian and Japanese prospective Tenants
want to live in this resort type condo.
Aspen
Heights
is a close competitor for tenants, but Aspen |
Heights
make some expats feel they are living in a big hotel as it has a central
atrium with all main doors facing the atium as in some hotels.
Waterfront (a small man-made canal) view in some blocks.
City gas, no need to get tanks. Bathroom has telephone and shaver points.
No problem getting taxis and buses to Orchard Road/Shenton Way.
Cold Storage supermarket, the fast food outlets (McDonald's, Kentucky
Fried Chicken), Vietnamese restaurant, Chinese Restaurant, a food court
with over 20 stalls, retails shops & cinemas in the Great World City
shopping mall within 5-minute walk.
Free shuttle service from
Great World City shopping mall to the Orchard subway.
Disadvantages:

No separate shower stall in the master bathroom unlike newer
condos
The dark kitchen is a
common complaint of some Caucasians who love cooking.

No decent-sized maid's room in many units.

3-steps split level from the dining to the living area may be attractive
to some Caucasians but not to others who worry that their toddlers may fall
off the dining area into the living area.
Huge 8-inch gap at the side of the balcony worry mothers with
toddlers.
High density condo living.
No unblocked views except for some blocks and high floors above 15th and
in certain blocks like Block 477 #19-03 facing the Regency Park condos in
the distance.
2-level penthouses do not have big dining areas.
