American expat with one baby wants a condo with a big living  and dining area.  He has a huge dining table for 10 people.  $6,000 - $10,000 budget.
10-min drive to Suntec City.

2pm  Meet at Orchard Road.

2.45pm The Orange Grove, 37 Stevens Road
4+1 3250 sq. ft $9,000.  2 - 4 bus stops to Orchard/Scotts Road.  Good-sized living and separate dining areas. Extra air conditioning.  Some traffic noise as unit ending in ..--01 faces Stevens Road.

3pm  Makeway View penthouse.

Singapore Makeway View has no condo facilities, near Newton subway

4+1 5300 sq. ft $9,000. 
Quiet road beside a canal.
No condo facilities. 8-min walk to the Newton subway.  The floor plan does not waste unnecessary spaces.  A large semi-circular balcony off the living area provides depth to the living view. Unblocked views from 9th floor.  More than 10 years old. Characterised by large semi-circular balconies.

Huge living area with high ceilings is separated by a very big dining area. Upstairs, 3 big bedrooms and a large family area overlooking down to the living area below.  A transparent perspex glass barrier in the family area provides child safety and brightness.  The brightness and spaciousness created a good impression to the American Chinese expat.  Good use of floor spaces. 

Small development. 2-bedrooms are 1500 sq. ft renting $2,500.  Car park and security.   A good-sized grassland.  8-minute walk to Newton subway and a 5-min taxi ride to Orchard Road and Suntec City.  Many buses.

3.15pm  Orchard Bel Air
4+1 3200 sq. ft $11,000.  Above 15th floor.
15-min walk to Orchard subway.  The ..-01 series faces Orchard Boulevard Road. Good-sized living and separate dining area but apartment looks dated.  Great location, near Tanglin Mall and Orchard Road. 

3.30pm  The Wilshire
3+1+1 5500 sq. ft $9,000.  Near Botanic Gardens and Orchard Road.  Huge balconies all round. Big family area. Separate dining and living area.  Dark brown wooden floor strips.  Did not like the "darkness" feeling.  Upgraded pool and gym. 

3.45pm  Sutton Place penthouse
4+1 2800 sq. ft  $6,000. Near Botanic Gardens and Orchard Road. 5th floor. Very slow hydraulic lift taking a minute to reach 5 floor levels.  Very small dining area. Columns in the living area take up spaces. Big balcony facing greenery. Small bedrooms upstairs.

4.30pm  Faber Park bungalow with triangular inground pool.  Mosaic tiles look dated.  
4+1 4000 sq. ft/8200 sq. ft land. $10,000.
Very small dining area as there are columns taking up much needed spaces.  Huge family area and 4 bedrooms with attached bathrooms upstairs.  Wear and tear evident in bathrooms and kitchen cabinets.  Park and 5-min drive to the United World College but will be a 20-min drive to Suntec City.

I guess that the American educated Korean wife will like the penthouse below as it seems to suit her specifications.:

Conclusion. The Makeway View penthouse was favoured by the husband but the lack of condo facilities did not find favour with the wife.    A $35,000 upgrading has been planned by the Owner as the unit has dated kitchen and bathrooms. Available in June 2001.  No condo facilities but great location near Suntec City and Newton subway. 

Shaw Plaza-Twin Heights penthouse. $7,000. The wife just fell in love with this new pastel coloured penthouse and told the husband to forget about the Makeway View penthouse which has no condo facilities.  This new penthouse was seen thrice. Measurements were made as the master bedroom was small although the balconies and the living area are very spacious. Twin Heights has a separate entrance and a basement car park. Access to the supermarket and cinemas at Shaw Plaza (6-screen Cinema complex, shops like McDonald's, food court).

Characteristics:
The apartments have extremely high quality interior finishes.

The bathroom with high quality marble tiled walls as well as floors. The counter tops are marble too.  A Siemens microwave cum oven and dishwasher are items seldom provided by developers.

An ice-making fridge can be accommodated in the kitchen of a 3-bedroom unit. Frameless shower stall and cream yellow long bath tub. Granite flooring in the living/dining area. Teak timber strips in bedrooms.  Home automation system.  Cable points to all rooms.   Maid's room with window in 3-bedroom unit.

2-bedroom, 115 sq. m (1237 sq. ft) from $935,000 - $967,000.

3-bedrooms, 132 sq. m (1420 sq. ft) from S$1.05 - $1.16million.  Sixteen 2-bedroom at the 4th and 5th levels.  Mostly 3-bedroom units.

PENTHOUSES:
Four penthouses of 457 sq. m (4917 sq. ft) on 20th and 21st floor, selling $3.6 million. 2 levels.  

Level 2.  The master bedroom has an L-shaped balcony and may therefore may appear small if you have American sized big dressers and big beds.

Level 1.  Impressive big bright living area of around 800 sq. ft with a small balcony with a clear perspex glass barrier.  A guest room with a huge patio and a big master bathroom with shower stall long bath, dual basin and bidet.

The dining area is relatively small if you have a dining table with 12 chairs as it is "enclosed" by a L-shaped balcony. On the side, there's a bigger balcony leading to a private barbecue area. The kitchen is considered "small" for a nearly 5000 sq. ft penthouse. It opens to a service yard and utility or maid's room with its bathroom. See pictures below.

What do Caucasian American expatriates
look for in a penthouse?
Many of their specifications are present in the 
Shaw Plaza-Twin Heights penthouse. The exception is the large-sized
master bedroom which is rather small in Shaw Plaza-Twin Heights
and other new modern penthouses like the Avalon.

Twin Heights: Entry foyer into living area
Entry foyer (right) from 2 big main doors goes to the spacious living area.  The guest room and powder room (background) is below the master bedroom. The dining area (foreground) is spacious, about 15 feet long. The staircase is tucked into a corner so that the living area appears spacious and bright. The master bedroom with a walk in closet and big balcony is above the guest room. 
Twin Heights have a very large living area but a small balcony
Large and bright living area with high windows. A narrow strip of  balcony may be used to keep some potted plants.

Clear unblocked city views.

The balcony usually makes the living area look bigger in smaller apartments and therefore the apartment is not so claustrophobic for the Caucasian expatriate.

A large side patio or swimming pool attracts Caucasian expatriate tenants.

Twin Heights Modern kitchen
Modern, bright and big kitchen with windows are what Caucasian expats look for. 

Air conditioning of the kitchen will be a great attraction and is becoming a selling point in some new investment condos like the NEW Balmoral Residences.

A stainless steel oven matches the stainless steel kitchen sink. A dishwasher with a door of similar colour to the cabinet is "hidden".
Twin Heights: Guest bedroom with big balcony
The guest bedroom with an attached bathroom looks spacious as it has a big balcony extending the space and bringing in natural daylight.

However, the internal areas of all bedrooms including the master bedrooms are small by the standards of a penthouse.

This is because the "balconies" outside the living areas take up as much as 20% of the total bedroom floor area! Expats who want balconies will appreciate such a floor plan though.

Huge master bathrooms with dual basins, white long bath, shower stall and bidet. 

All bathrooms have marble tiled flooring and walls, a feature associated with luxury condos.  Bright, open to the sky and there are plantar boxes for plants.
All bedrooms have wooden flooring.

The master bedroom's walk-in wardrobes or closets are much appreciated by Caucasian American expatriates.

Big roomier bedrooms are in great demand by Caucasians but most new condos have smaller bedrooms.
