Advantages:

  1. Location 5-minute walk to Orchard Road is usually an excellent investment. The location always appeal to expatriates.

Disadvantages:

  1. Construction activity of the Ardmore Park Condo.
  2. An uninhabited apartment block next door.

Case study: Landlord, First time. Consult a good lawyer in a break-lease case.

"We hear from other agents that the standard practice is to give you 2 months' rent," said the Tenant who was a lawyer wanting to break the lease or assign to somebody. Advice was sought from Asia USA from a first-time Landlord.

The Law of Contract for tenancy requires a written tenancy agreement. Therefore, there is no "standard practice" in breaking lease. Much depends on the willingness of the Landlord to accept compensation. If not, there will be a breach of contract on the part of the Tenant. Do consult a good lawyer when in doubt rather than verbally promise the Tenant anything.

In fact, it is best NOT to say anything and get a lawyer to handle the case as the Tenant gets nasty saying you renege on your "oral" promises or suggestions which are not within his/her desired objectives. Consultation fees should be around $150 but much depends on the lawyer and work done.
