Features: Living/dining area - granite flooring. Bedrooms - brown parquet.

Kitchen - Hatch opens to dining area. ELBA hood and hob. Stainless steel sink. Most caucasians will consider kitchen small and dark, similar complaint as those in Valley Park Condo.

Utility room - very small. Too small for maid accommodation. No maid's room may be a disadvantage as many Caucasian expats do have maids and feel it is inhumane to permit the maid to squeeze inside a small utility room.

Maid's room - none.

Bathrooms - 2 bedrooms have attached baths for 4+1 units. Master bedroom's bathroom has shower cubicle plus bath-tub.

Powder room - yes.

Facilities: 24-hour security at the entrance. Audio intercom systems, Swimming pool (rectangular), wading pool and spa in the West Courtyard. Water sprouts amongst tropical plants in the East Courtyard creates a relaxed park feeling.

Singapore Cable Vision connections all rooms - yes.
Gymnasium - medium size in the Clubhouse.
Tennis court - yes. 2 courts.
BBQ area - yes.
Children's playground - yes.
Car parking - basement but lots are narrow. Also, the driver of big Mercedes and BMW cars will sweat it out going up and down the very narrow entrance and exit passageway. A black streak indicating bumper mark was seen on March 21, 1999 in the exit passageway and there will be ore to come.

Occupancy rate: Brand new.

Advantages:

1. Walking distance to the Tanamera subway. 9 stops to City Hall and 10 to Raffles Place subway. Approximately 20 minutes to reach Raffles Place, excluding walking time.

2. A low-rise country-side ambience is an attraction for expats who dislike 30-storey buildings like The Bayshore Condos.

3. Ground floor with patio of over 350 sf may attract some expats as the area is big enough for a table and four chairs as well as potted plants and umbrella.

4. Maisonettes (2-levels) may appeal to some expats as there will be more privacy for the master bedroom upstairs.

5. Units with terraces and attic do attract some expats who entertain a lot.

6. Expats who don't mind <30 min subway ride to downtown and who fly frequently may find this place ideal as it is also near to East Coast beaches, jogging tracks, parks and food and beverage cafes as well as enjoying the thrill of living in a brand new condo.

Disadvantages:


1. The rumbling noise of the subway trains may affect sleep for residents in the West Courtyard building. The noise is not obvious in the East Courtyard building as the West Courtyard shields the noise. Rent only those units with no subway noise.

2. The tight car parking lots and passageway gives an impression that the Developer has succeeded in utilising every inch of land for development.

Case study: Update on New East Coast Condos (March 1999).

1998's favourite brand new condos were Pebble Bay, Costa Rhu and The Makena. The first two have riverfront condos while the last one has sea views. Occupancy is over 90% in the above mentioned condos and rent for a 2-bedroom varies from $2,500 if there are good units with waterfront views. A shuttle bus contracted by the Costa Rhu Management takes about 10 minutes to reach Suntec City and Raffles Place.

The Bayshore and Melville Park Condos had a difficult time attracting tenants and rents in these units have had fallen to as low as S$1500 for a 2-bedroom unit in Melville Park Condo which is merely a 8-minute walk to the Simei subway. Construction near the Bayshore affected the rentability of the units.

The Eastpoint Condo and Stratford Court Condos are the new kids, being around one month old as at March 1999, while Laguna Green and Landbay Condos are less than one year old. There are small new condos off Bedok Road and near Stratford Court. Kew Green and Kew Gate cluster housing do attract some expats who want houses with communal pool and condo facilities.

The older Mandarin Gardens Condo do not have the marble flooring and Landlords have had renovated some units and offer much lower rent. The over 10 year old Bayshore Park Condo next to the Bayshore has been ignored by most expats although some units have big balconies and sea views. Some units are not rentable due to active construction of a condo nearby. The old favourite Waterside suffers from a loss of tenants, partly due to older age and a lack of balconies which seem to entice Caucasian expats like moths to a candle.

Waterfrontage, new development and balconies seem to be the winning formulae in getting Tenants in the East Coast. Some balconies like those in The Makena are too small to put a table and a chair or a barbecue set, but the sea view and beautiful big pool magnetise the younger expats. The Pebble Bay Condos have been most favoured by Caucasians in 1998. 1999 may bring some surprises in ranking. There is a great interest in buying condos in March 1999 as prices have had bottomed out apparently.
