In the afternoon, half the pool has sunshine. Many Caucasian expats love to sunbathe.

Advantages:

1. Waterfront living. A resort ambience. Costa Rhu is very popular with Caucasian expats and is almost fully occupied.  The Kallang River is very clean and anti-stressful.  Breezes are usually present in the condo.

2. Private lift with own access card directly to your apartment and thereby enhancing security for those expats interested in tighter security system.  Certain blocks like Ancilla #04-06 and ground floor units do not have private lift lobbies.

3. Good-sized balconies in most units.  However certain 2-bedroom apartments of 990 sq. ft have no balconies.

4.  Bus Plus executive bus service operates every 40 minutes from the Condo from 7 am - 9 am and in the evenings.  The morning times are 7am, 7.40 am, 8.20 am and 9 am.

5.  There is the taxi stand outside.  See image in this article. 10-min by taxi to Suntec City and 15 minutes to Orchard Road.

6.  Some expats book taxis to wait for them outside the condo in the morning.

7.  Costa Rhu building is a transmission base station for mobile telephone services for Starhub, Singtel and M1.  Residents expect a clearer mobile phone signal in Costa Rhu.

8.  Good on-site management.  A recent management circular from the condo manager said that Costa Rhu was one of the 14 winners of the 2000 Construction Excellence Award by the Building and Construction Authority.  He stated that there will be no parking charges for the 2nd and 3rd car as the condo has more than sufficient car parking spaces. He has the following helpful tel numbers of contractors for residents:
Air conditioners: Daikin  484 0071;  AEQ kitchen appliances  463 8484; Rheem Water Heaters:  863 6333;  Chubb security system and home automation system: 293 7566.   Anti-mosquito and pest fogging with insecticide is carried out regularly.   

9.  A 5-minute drive to Suntec City. 

10.  Tranquil ambience, especially in the morning.  Many expats jog or walk their dogs by the crystal clear Kallang River (see image of Japanese lady walking dog and the closed circuit security camera positioned on left of image).

A few people fish during weekends. Image shows the unpolluted and clear Kallang River at low tide on July 6, 8.20 a.m.  Suntec City and Gateway on Beach Road are across the river but a river taxi service is said to be ready at the end of 2002.

Disadvantages:

1.  The main expatriate complaint is that it takes more than 30 minutes by bus to Raffles Place and longer to Orchard Road.  There is only one regular bus service (10-15 minute interval) taking residents to the Kallang subway in around 7 minutes and then a few stops to Orchard subway.

Charonia block is on the left. Livonia block on the right and the guard post is in between.   Many Caucasian expat husbands and working wives share taxis (see taxis waiting in a row) or book a taxi in the morning (see 2 expats walking towards a taxi near a bus stop on July 5, 2000), rather than take buses to Suntec City or Raffles Place to work.

2.  It takes around one hour by school bus to the American School in Woodlands (North Singapore). Bus fare may be S$520/quarter.

3.  Oliva Block which evokes a  very close to nature and river feeling.  Some units facing the Benjamin Sheares Bridge  which spans the Kallang River and connects the East Coast to Suntec City, or the ECP expressway to the Changi Airport are not favoured but the traffic noise is minimal when windows and sliding doors are closed.  However, many units face the setting afternoon sun.  Units are brighter though.

4.  Caucasian expats who don't like high density living amongst 737 families and the lack of privacy as most condo apartments face each other, with the pool being in the centre are advised not to consider Costa Rhu. 

This condo gives them a shock and a feeling of loss of privacy.   Pebble Bay condos are built on a more sprawling piece of waterfront land although it is also a high density condo.

Market rentals as at Jun 2002. Depending on river view, floor level and negotiations, generally, 2-bedroom units have been rented from S$2,500 - $3,000 3-bedroom units rent from $4,000 - $5,000;  4-bedroom units from $4,500 - $8,000.

For the neighbouring Pebble Bay condos, Asiahomes Internet research indicated that rentals obtained are higher than those in Costa Rhu.

For the Pebble Bay condos, the 2-bedroom units with waterfront views and higher floors rent above S$4,000 and as high as $4,500.  It is hard to rent a 3-bedroom 1,819 sq. ft unit on a high floor less than $6,500. 

A 4-bedroom 2,626 sq. ft unit on a high floor at Block G and away from the Sanctuary Green condo construction rents from $8,000 - $9,000.

Ancilla block units, less than 6 levels high in the     #...-06 series , have a fantastic Kallang River mouth and sea views just under the Benjamin Sheares bridge. Note the "horizontal bar" on top of window. This is the longest bridge in Singapore, the Benjamin Sheares bridge,  with busy traffic to and fro Suntec City and the Changi Airport.

Traffic noise is audible if you invest in units above the sixth floor in Ancilla #...-06 series. The master bedroom has a crystal clear view of the clean Kallang River. No problem getting a tenant if the Landlord is not asking a high rent as the unit is 990 sq. ft and will suit expats with less than $3,000 rental budget. It has no balcony and no private lift lobby but who cares when one sees tranquil nature daily?
