Main Costa Rhu Research Report

THIS REPORT.
Part I
.
Photographs 1- 9.  Interiors of the waterfront Costa Rhu & Parkshore Condos. The Olivia and Livonia blocks have most waterfront apartments.

Part II.
Photograph of the Charonia block. Visit: 807084.

The interior finishes and appliances are the same for all units from
2- to 4- bedroom units except penthouses.

Penthouses,  4+1 bedrooms, are over 5,000 sq. ft  are 2-levels. They do have
"gold-plated" taps.

Photo 1.
Asiahomes.com Realtor Ms Colleen Simmonds with her son.  The master bedroom of Olivia 4+1, low floor has the river and
Benjamin Sheares Bridge view.

Not much traffic noise as this floor is below the Benjamin Sheares Bridge which is an expressway from downtown to Changi Airport.

Apartments above the Bridge, in the Olivia Charonia and Ancilla Blocks may get a quiet   humming of traffic.

Photo 2.

Livonia 4+1, ground floor. Master bedroom with
attached bath (long bath, shower cubicle and wash basin). This particular ground floor unit faces the river, not the pool,
is a corner unit. It has more privacy and tranquility.

Ground floors have a private enclosed place
(called PES in Singapore Developer's sales brochures).
PES can be a garden or tiled patio or both as in this photo.
Bay windows, facing North (no morning or afternoon sun)
Unit suits expatriates with dog and hyperactive kids or those who want ground floor units.

Photo 3.

Livonia 4+1, ground floor. Outside the garden.
Panoramic Kallang river view and the Indoor Stadium.
The stadium hosts cultural performances held and a suspension bridge links it spanning the
Kallang River to the Pebble Bay Condo
which is next to the Costa Rhu Condos.

Romantic expat couples love this unit. Many stroll in the evening in the Costa Rhu neighbourhood.
Some jog along the river bank enjoying the quiet clean, anti-stress green river flowing to the sea.

Others cross the suspension bridge to the malls and
cafes at the Indoor Stadium.

In the Stadium's vicinity, there is the franchisee of England's fish-and-chip shop
for home-sick British expats, the
McDonald's, Kentucky Fried Chicken restaurant for all kids!

.
Livonia 4+1, ground floor. Garden 570 sq. ft for dog
or active kids. A patio can be built to laze around, see extreme left corner (arrow indicates entrance to
living/dining room). Inside the apartment, the  built-up area for this 4+1 is 2,077 sq. ft. Total including
garden: 2,647 sq. ft. It is one of those rare units where you
feel you live in a house and not reside in a part of a condo and yet enjoy all the full condo facilities of Costa Rhu.

Photo 5.

Livonia 4+1, ground floor. Living room with anti-stress peaceful river view. Many 3 or 4-bedroom
units have separate living and dining areas which may be important for Caucasians.

Photo 6.
Livonia 4+1, ground floor.  Marble flooring
of living/dining room, standard in all new condos.  This unit has a separate dining area (left lower side of photo).  Unit suits expatriates with dogs. Or just couples who want alfresco dining.

Photo 7
.
Livonia 4+1, ground floor. Bedroom 2 with waterfront & garden views.

Photo 8.
Livonia 4+1, ground floor. Bedroom 3 with
plants providing some privacy. Pastel-colored day and night curtains and the bay windows do attract Caucasians and other nationalities.

Photo 9.
Livonia 4+1, ground floor. A typical kitchen of
Costa Rhu unit. The Utility Area or Yard is next to it and has another door.  It is used to accommodate the washing
machine and dryer but for 2-bedroom units, there is just enough space for a washing machine with stacked up dryer.

The hot air and noise from the air-conditioners sited outside the yard, needs to be shielded by installation of a sliding window or glass pane. This is NOT provided by the Developer.

The kitchens in brand new condos are seldom air conditioned. The air conditioned kitchens
get rented up faster!

The 4+1's maid's room and maid's bathroom are of decent size for a maid. The 4+1 has another attached bathroom
for the guest, not just one attached bathroom in the master bedroom.

A powder room in the living/dining room area is a major  attraction for prospective Tenants as Caucasians don't want
visitors to go into the bedrooms to use the bathroom.

Photo 10.

Livonia 4+1, ground floor. Owner relocates
the big refrigerator of this ground floor unit from the kitchen to the Utility Area or Yard.  Some of the Costa Rhu's kitchen
do not have sufficient space for big American ice-making refrigerators,
even in some 4+1 apartments such as this one.

Note European front-loading washing machine and dryer,
commonly requested by Caucasian expatriates. Japanese expats
usually take the top loading washing machine-cum-dryer, Japanese brand.

Suntec City, Conrad International Hotel, The Centennial,
Millennia Tower and malls, Carre Four hypermarket,
The Ritz Carlton Hotel, across the river. Raffles Place and Shenton Way in the background.

Around 8-minute ride by taxi/car via expressway.  As at November 7, 1998, an express bus shuttle
brings Costa Rhu residents to and fro Suntec City
and Raffles Place in the morning and evening.

Or take a 15-minute bus ride (outside Costa Rhu to Aljunied subway and then 4 stops (5 minutes) to City Hall subway (where Suntec City is) and the 5th stop to Raffles Place (where the financial district is). Just get a taxi for less than S$8.00/trip.

Balcony outside the living room in all units, a must for many Caucasian expatriates, being part of their life-style to enjoy the sun and fresh air makes Costa Rhu quite popular with Caucasian expats.  However, the Management prohibits grilles to be installed in balcony areas.

Part II.

Photograph of the Charonia Block, visit 807084. The Charonia Block is the first block seen on arrival by road. Some units have really beautiful sea views and pool views together.
