The description of various types of housing below is meant for those expatriates
who want some
descriptions of Singapore housing and how much it costs before they negotiate with their
prospective employers.
There are several units available at different times in the developments mentioned.
Therefore, the report is not outdated though the units advertised may be rented.
Bigger floor areas at
lower rents are available in older developments like Pandan Valley Condos in Mount Sinai,
south Singapore. They are next to the Australian School. Big 3-bedroom units
of 2800 sq. ft built-in areas rent from $5,000. Those with terraces as shown in the
picture on the left rent
for a bit more and are in great demand by Caucasian families who need space rather than
new marble flooring expected by younger expatriates or those with higher rent budgets.
The condo has been upgraded and is a high density condo. Unfortunately, the flooring is
ceramic tiles, unlike the marble flooring of the brand new developments nearby. Pandan
Valley does not have lifts stopping at every floor. Click on thumbnail image to view

In north Singapore, many expatriates who don't feel the need to be in the midst of an
expatriate enclave are enjoying a higher quality of living in new condos, without having
to pay a much higher rent. This is possible if there are no children having to attend the
international schools, many of which are located in South Singapore.
Singapore has an efficient bus service system, with intervals between buses at 10-20
minutes. Many taxi operators use the satellite and global positioning system facilities so
that you can get one near your place as soon as possible.
For example, in NORTH SINGAPORE, Sunrise Gardens
Condo look as good as Duchess Crest,
but the rent is much lower in dollars per sq. foot. 3-bedroom for $2,500 is possible in
Sunrise Gardens but not in Duchess Crest (unless your unit faces a blank wall or is next
to the noisy barbecue areas).

The Duchess Crest development is attractive to Caucasians because it is nearer to the
international schools than any condo in North Singapore.
The interior finishes of Sunrise Gardens are of a high standard too. The

OUTSTANDING FEATURES
ONE TREE HILL SEMI-DETACHED
Old house demolished and new house built. Great location being around 5-minute walk to
Orchard Boulevard and to Tanglin Mall and around 15-minute walk to Orchard subway. No
problem getting taxis and buses.
Bigger than the usual bedrooms in
semi-det. The master bedroom is very big and has a study area too.
GENTLE VILLAS
A subdivision consisting mainly semi-det. 5-minute walk to the Novena subway and within
2-minute drive to the expressways to Jurong and Changi Airport, attract a large number of
Caucasian expatriate tenants over the past years. The rent just 2 years ago was S$10,000
but in 1999, rent varies from $4,500 - $6,000 partially furnished in 2002.
It has a children's playground and there are several expat children in this neighbourhood.
Expats with children studying at the Overseas Family School and the International School
at Paterson Road likes this subdivision. Main complaint by Caucasian wives, from Asia USA
Realty's research are:
The kitchen, garden, maid's room and car porch areas are very small. The family area on
level 2 may be a danger hazard for small children who climbs as they will fall down to the
dining room below. Americans with big dining tables for 10 people will not find the small
dining area appropriate.
The master bedroom is not large but can
accommodate a king-sized bed. It has bay windows.
The Cold Storage supermarket at Goldhill
Plaza or Chancery Lane/Dunearn Road is a 2-minute drive away. There are eateries within
5-minute walk.
THE COMPASS AT CHANCERY
A subdivision, categorised as Cluster Housing in Singapore, consisting of around 20
townhouses. Completed in May 1999, 2 communal pools, gated community with
security guard at the entrance, are very attractive features for expats with small
children and do not want to live in high density condominiums.
The corner terraces with side windows letting in natural light may be equivalent brighter.
The 3rd floor attic with attached bath may suit the American teenager who wants privacy or
a guest. In the 3-bedroom, the 2nd floor will have 2 bedrooms sharing an attached bath. In
the 4-bedroom, the 2nd floor will have 3 bedrooms. The master bedroom is if you have a
king-sized bed! There are bay windows.
The kitchen stores the washing machine and dryer although they can be relocated outside.
A maid's room with a separate bath is at the basement. Car parking is covered and
available at the basement which houses a small gym.
2-minute walk to Chancery Lane where there is a bus to Orchard Road or a 15-minute walk to
the Novena subway. 5-minute walk to Thomson Road to get taxis.
The development is popular with expats who want houses with pool at a
"reasonable" rent. There is another fully let development in Barker Road renting
$6,000 - $7,000 but it has no security guards.
A 5-minute drive away is another cluster housing called Chancery Grove Townhouses.
GOLDHILL AVENUE SEMI-DETACHED
Viewed from the outside, it looks like a small house. However, it has a very big yard of
around 4000 sf of land at the basement for the children and the dog! Such big yards are
rarely found in semi-det asking $7,000 rents and in brand new semi-det.
The basement has its own living and dining area, a big patio for table tennis table or
snooker table, kitchen and a guest's room plus bathrooms.
The master bedroom is large.
On level one, there is also the living
and dining area plus a small kitchen and a guest room too. 2-minute walk to a petrol kiosk
for milk. The Cold Storage Supermarket at the Chancery Lane/Dunerarn Road junction is a
2-minute drive. A 20-minute walk to the Newton subway but 2-minute walk to Dunearn Road
where there are too many taxis and buses.
It is not near the main Dunearn Road and therefore has no traffic noises.
MOUNT ROSIE SEMI-DETACHED
A totally separated dining and living area with an open patio in between. Expats who
entertain a lot will be able to open the sliding doors of either the dining or living room
to extend the area for guests to mingle and enjoy barbecue gatherings.
The master bedroom is large and has a walk-in closet.
An attic room with attached bath may
suit teenagers or guest. The surrounding green tree and Malcolm Park area is popular with
joggers.
1-minute walk to Chancery Lane where there is a bus to Orchard Road. The Cold Storage
Supermarket at the Chancery Lane/Dunearn Road junction is a 2-minute drive.
