An underpass brings you to the East Coast beach and parks.  Breezy at most times but Costa Del Sol condos may block breezes.

A residential type of architecture with small balconies (in some floor level) to see the ships, boats and air craft landing at Changi Airport.   Tower 2A units on very high floors have such splendid views.

East Coast Recreation across the road: sailing, food and beverage, surfing and parties.

A beautiful pool and landscaped ambience make Caucasian and Japanese prospective Tenants want to live in this condo.

Caucasians love balconies, but only few units have balconies and also sea views.

Sea view units on high floor command a premium.   Some of these units have a balcony off the living area and in the master bedroom. Caucasians love balconies.


Disadvantages:

Active new condo construction facing some units and blocking the sea views.  

The odd shaped living areas may not fit the sofa sets well.

No decent-sized maid's room in many units.

High density condo living.

Case study: Expats who break lease needs to advertise to get replacement tenant.

The most common mistake of many Caucasian Tenants wanting to break lease is that they don't want to incur any advertisement & promotion costs.

They expect the Realtor to do so. However, there is the issue of who pays the Agency commission when a new Tenant is secured?

Definitely, not the Landlord.

If the Tenant will not pay the pro-rated markeing fee, there is no motivation for the Realtor to assing the lease.

Some Tenants pay 50% commission and there is no motivation for the Realtor to co-broke because in the end, he or she gets 25%, splitting the commission with others.

However, there are some Realtors who don't mind.

New Realtors have to be careful on this issue as they can waste a lot of money for nothing if the condo is not popular. There must be a written agreement to pay commission. Of course, there is a risk that after assignment, the incumbent Tenant may fly home and you get zero revenue.

Some Tenants are pro-active and find their replacement. But since many are busy working, it is best left to the Realtor with the agreement to pay the agency commission and the advertisement cost which may be S$30/3-line/day in the local newspapers. Notices in condos may help to advertise the vacancy too if the management permits.
