25 & 27 Claymore Road. Completed around 1986.  146 units in 2 blocks. Top floor around 25 level.

3-bedroom: 249 sq. m

4-bedroom: 311 sq. m

Penthouse: 457 sq. m.

Freehold.


Facilities: Big swimming pool, children's pool, tennis and squash courts, uninspiring gym, jogging grounds, covered car park, playground and 24-hour security.

Blk A is closer to Orchard Road than Blk B. Some units have panoramic unblocked city views, some face buildings or trees.

Surprising Blk A's apartments at ...-01 level,  have little traffic noise.

Powder room for the 3-bedroom is to the extreme left of the main door, after you enter the private lift lobby.  A long entry foyer leads you to the living area, with the kitchen on the left.

For the 4-bedroom, the powder room is next to the kitchen and usually has chocolate brown W.C.

The maid's room is spacious. 

 

Interiors:
Original condition of apartment is dull yellow brown marble flooring in the living and dining areas.

Parquet or carpet flooring in the bedrooms depending on whether the Owner has renovated the unit.

Central air conditioning with individual controls at room level.  Or central air conditioning in the living and dining area with individual thermostat control. 

The kitchen is not air conditioned. It has a big window bringing in daylight. The pantry is between the kitchen and the door for the 4-bedroom.

The original condition of the apartment, unless renovated,  has the dark chocolate brown wall ceramic tiles in the kitchen, the bathrooms and the spacious balcony.   This  make the apartment look dark and puts off many Caucasian expats. 

Plenty of closet spaces in louvered doors.

Cable vision points present.

Lift to private lift lobby by access card.

There is a complete control via programming such that nobody can get into your apartment via the lift.  Or you can release temporary control so that visitors can go directly to your lift.

Some Owners have installed a timer and temperature control of the air conditioners of the living and dining area.   One has even installed a power controlled system for opening the night curtains.  


Advantages:

Great location being a 5-minute walk to the Orchard subway and malls.
The American Club is at the doorstep.
Great demand by Caucasian expats.

Breezy.

Big balcony.

Expat enclave.

Centre of action.

Disadvantages:

Outdated interior flooring, old kitchen cabinets and not modern bathrooms.

Condo with a grey facade looked terrible in 1999/2000..

Upgraded gym in 2001.

Many expatriates want to rent the brand new Ardmore Park 4+1 2885 sq. ft at $10,000.
2 Tips for Landlords:

1.  Do not install heavy wooden doors as sliding doors for your closets or as partition between rooms because they don't last long if you just hang the doors from the rails off the ceiling.

Most landlords don't like to have tracks on the floor to support the weight of the doors.

Heavy wood looks good but the tenant will want them changed due to malfunction.

2.  On July 29, 2000, I  just saw a beautiful The Claymore 3-bedroom with pinkish streak white Italian marble. 

Door knobs were white porcelain with blue flowers.  Everything seem perfect. 

The American Tenant wanted it empty.  We discover that the mirrors and headboards of the queen-sized beds in the master and 2 single beds in   one bedroom were solidly glued to the wall! Luckily the expats were persuaded to retain these items, otherwise it will cost money to hack them off.

Demand is too great as the American School bus stops at the American Club which is just across the road,  after official school hours. Those are the times when the kids have extra curricular activities.  

The American mum will like the kids just to walk home instead of having to take another bus to go back to the condos which may be further away. 




December 2001 Rent for The Claymore. A 3-bedroom is around $9,000 and 4-bedroom from $12,000 - $16,000 depending on views, holding power of the Landlord, degree of renovation and timing.

3-bedroom usually advertised as 2680 sq. ft asking $12,000 rent.
4-bedroom as 3348 sq. ft rent as high as $18,000 in 1998 but now the rents have dropped to around $11,000 - $15,000 depending on renovation and facing.
