Lower maisonette, completely renovated with wooden flooring & new air conditioners.   No central air conditioning or carpets. Quiet. Pool view. Available July 1, 2000.   Near Orchard Road.
Client disliked the outward "run down" look of the condo.

Arcadia. Blk A #....-03".  4+1 3500 sq. ft,   $8,800.
Below 5th floor, quiet facing grassland and a black and white bungalow.  To the extreme left of the balcony, there is a dim roar of  traffic noise from the expressway but the noise can be tolerated.

Original condition.  Balcony off the living area looks flooded after a heavy downpour.  The balcony above this unit is less protruding than the ones above the 5th floor, resulting in rain water coming into the balcony.  Depending on the slope of the balcony, rain water can go into the living area.

Did not like the humidity.  Very slight traffic noise from the far left of the balcony.

Arcadia. Blk B,  #... -02".  4+1   $8,000.   Above 5th floor.
Bright clear views of green trees in the back ground. Bigger balconies.  Double glazed windows in the sliding doors of the living room indicated a problem with traffic noise from the expressway. 

Client wanted to enjoy the balcony and was not interested in closing up the apartment to shut out the traffic noise.

Arcadia.  Blk B.  #...-06  $11,000.
Quiet.  No traffic noise at all.
Good condition bathrooms and living areas.  Kitchen cabinet doors in white are cracked.
On entering, the green tree views of this below 5th floor unit.  Hillcrest Arcadia condo on the far right and The Arcadia Blk C on the far left, but nobody is looking at you from the living area.  Despite the heavy downpour, the balconies off the living room and master bedroom are 80% dry compared to 100% wet for the first unit in Blk A, #...-03.   The unit does not have the damp humid feeling as the one in the first unit seen.

Client said that the unit facing the car park in Block A had complete privacy and would negotiate for the complete renovation of the whole apartment.  The Arcadia looks "run down" too, but then, it has the large green landscaped tropical forest ambience and full condo facilities.    

This German expatriate had seen over 70 apartments and houses in Singapore but has seen only one quiet 4+1 3700sq. ft unit at $9,000 facing the garden and water ponds in the Waterfall Gardens condo.  The unit was lost as both the rent offered was below $9,000.

As at October 11, 2001, there are a handful of units of The Arcadia for rent.   Rentals have had dropped since last year.
