As at May 2001, it is extremely difficult to rent a 3-bedroom, new condo of 1,500 sq. ft in the Orchard/Robertson Road area for less than $4,000.
CLAREMONT. 67 units. 66 & 67 Killiney Road.

1.  Claremont penthouse with roof terraces:
4+1 2400 sq. ft $7,500

2.  Two units ending in ....-06 series renting at $4,500 fully furnished and $5,000 partially furnished. 3+1 1453 sq. ft.  Balconies.

3.  One ground floor 3+1 1250 sq. ft $3,800. Big patio of 200 sq. ft.

Other 3-bedrooms 1500 sq. ft rent around $4,000 - $5,000.

Kitchen: White kitchen cabinets attract Caucasian expat tenants.

A small pool & very small gym (2 pieces of equipment),

24-hour security and  basement car parking.  Audio intercom system

Master bathroom. White long bath, one white basin. No shower stall. Common bathroom has shower stall.

A condo with the maid's room having its attached bathroom in some units.

Of the 3 lobbies, two fronts the raod and face the afternoon sun and one faces inwards towards another apartment wall.

...-03, above 5th floor.

Only 4-bedroom units have oven, a small store room. and a walk-in closet in master bedroom.  Facing Killiney Road only and green trees. Less traffic noise.
A small triangular balcony and smaller living cum dining area with 4th bedroom at one end. 3 other bedrooms at the other end.    
Claremont with units ending in  ...-06 series.
Many expats seem to prefer the rounded living and dining area of Lobby 3, i.e. the units ending in ....-06 series. There is slight road traffic noise but as this is a junction, the noise is much reduced. No double glazed windows. 

Claremont.  The curved units are 3+1 1453 sq. ft renting $4,500 - $5,500.
The yellow taxi is at River Valley Road, about to turn right to Killiney Road. 

Claremont is at this junction which is a 3-minute walk to the Somerset subway.  Units ending in ...-06 series have a curved living area and the dining area faces the balcony.

Expat liked the big curved living cum dining area. A big balcony of around 80 sq. ft.

Units with ....-06 series are at the Junction of River Valley Road (yellow taxi) and Killiney Road. 
Can hear some traffic noise but not loud.

Emerald Garden.  3+1 1500 sq. ft $4,000. Relatively big maid's room  2-min walk to office in Chinatown Ann Siang Road.

Emerald Garden.  2-bedroom. 1022 sq. ft. $3,800 fully furnished. No utility. Balinese furnishing.

Robin Road terrace house. 4+1 built in over 3000 sq. ft $4,500. 5-min walk to Stevens Road and then many buses/taxis to Raffles Place.

Small garden. Felt house is spacious. Ideal if couple wants to keep parrots and dog.

The main problem for most expats working in Suntec City or Raffles Place is the great difficulty in getting a taxi from 5 pm - 8 pm from Suntec City despite bookings.  Only solution will be for the Government to license part-time taxi drivers for peak periods rather than increasing number of taxis or taxi fares as these are not viable solutions for the expatriates or riders.

Hence, many expats want to live near Raffles Place or subway. 
UE Square 3+1 1381 sq. ft $4,000.
Lobby 1.  ..-51 below 5th floor. Riverwing.No oven. Tank gas. Living area faces other apartment while master bedroom faces tennis court.

3+1 1528 sq. ft $4,800. 


3-bedroom with huge patio of 200 sq. ft $4,000.

Lobby 2.  ..-62, below 10th floor. Entry foyer extremely dark. Utility area has air conditioner compressor close next to washing machine. Living area - partial view of pool and courtyard but facing other apartments.  Complaint of darkness in kitchen.

Huge expatriate population despite "office-looking" facade.

Aspen Heights. 2+1 1000 sq. ft
$4,000.  Blk 261. ....-12 above 5th floor.

Living area has unblocked city views of UE Square and Clarke Quay.  Not terribly excited about the floor plan.
