I have commissioned this report from a house-hunting visit with an expat couple, no children, a budget of $3,000 - $4,000, looking for houses with garden.  

The District 21 Burgundy Hill houses typifies what a luxurious interior of a house will look like.  A one-year old Burgundy Drive semi-detached with quality finishes rents for a low $3,800 because it is in the wrong location.  Otherwise, its rent will be $6,000 if it is located in Districts 9, 10 and 11.  All units described below should have cable TV connections.

BURGUNDY HILL

Burgundy Drive semi-detached. Modern 3-storey house. Burgundy Drive has a guest room, powder room and lighter marble tiled flooring.

A row of modern semi-detached houses. 
3-storey Semi-detached 5+1.
$3,800 (March 12, 2000).

Completed: 1999

Very big backyard. Back is facing Toh Tuck Road for this unit. 

Cable TV facilities, security alarm system and electronic safe in master bedroom.
Auto-gate. 
BURGUNDY DRIVE
Brown marble flooring in split-level living & dining area.  Expat lady checking out the guest room which can be a study room or a bedroom for older visitors who do not want to climb stairs.  Kitchen and a powder room on the right. Maid's room outside.
Burgundy Drive's family area is small compared to Kismis Green. More a play area. Burgundy Drive's luxurious marble-tiled master bathroom.
BURGUNDY DRIVE
Family area on level 2.  Many expats with toddlers are worried about the kids climbing and falling down into the void space of the living area.

Level 1 - 1 guest room, powder room, maid's room.

Level 2 - 2 bedrooms

Level 3 - 2 bedrooms with attached bathrooms. Small balcony. 
BURGUNDY DRIVE
Master bathroom with dual basins, white long bath, W.C and shower cubicle.  

High quality marble tiled finishes of the bathrooms.

 

Tulip Garden's "townhouse" is actually an upper maisonette. There is no garden. Mera Garden has grey-black marble tiled living/dining area. Kismis Green has a bigger family area than Burgundy Drive's houses.
TULIP GARDENS
is a condo with townhouses or lower maisonettes located in District 10.

Block 7, Upper maisonette is  called "townhouse". Has roof terrace, but no garden.  3+1 2800sf $3,800.  Some units have been remodelled and are in demand as there is the full condo facilities of Tulip Gardens unlike the semi-detached houses shown here..

Lower maisonettes, sometimes called "townhouses"  have a small garden.

Ceramic tiled living/dining area characteristic of older condos.

Big balconies in living area and master bedroom, but no good views in this unit.  The husband complains about the traffic noise from Farrer Road in the distance.

More than 10 years old. Signs of wear and tear are evident unless the Owner has remodelled the unit.

Near to Holland Village and a 5-min drive to Orchard Road. 

There are apartments in Tulip Gardens. The advantage is that there is the pool,   tennis court, gym compared to the other houses shown in this house-hunting visit on Sunday Mar 12, 2000.
MERA GARDENS 3-storey semi-detached, 4+1, 3800sf built-in, 3500sf land, $3800.

Very long side garden and biggest yard.  Grey-speckled granite flooring in the living/dining area.

Privacy concern as the side garden is bordered by the backyard of 4 terrace houses on the right side but if you have a large family, wants a big backyard and has a budget of <$4,000, this is a value formoney new house.

Level 1 - Powder room, no guest room. Maid's room outside. Wet and dry kitchens.

Level 2 - 2 bedrooms with attached baths. A family area between bedroom serves as a study area.  Master bedroom has white long bath and shower cubicle.

Level 3 - 2 bedrooms sharing a bathroom which has a shower cubicle only.    

Around 1 year old. Quiet neighbourhood and a 8-min walk to the Light Rail Transit station which connects you to the Chua Chu Kang subway.  

Bungalows rent around $8,000.
KISMIS GREEN intermediate terrace.
5+1, 3000sf built in, but 1615sf land, $4,400.  Near to the Canadian School.

Family area on 2nd level is spacious as seen in this image. A spacious en-suite bedroom is on 2nd level as well as on 3rd level.  Small garden and backyard.
Light brown marble flooring in the living/dining area.

Level 1 - study room, powder room, air conditoned kitchen in this unit, small store room (not for maid).

Level 2 - big family area. 1 bedroom with attached bath (shower only).

Level 3 - 3 bedrooms with shower, white long bath for master bedroom.

Auto-gate but small gate's upper bar is too low for tall expats.  

Around 1 year old.
A 8-min walk to the main road to get bus No. 173 to Clementi subway or the executive bus, bus No. 174, 77 to downtown.

 

TOH TUCK HOUSES

23 units of terrace houses, semi-detached and 2 bungalows. Cable TV facilities available. Completed: 1999.

A subdivision of 23 units occupied by Caucasian expats from the U.K, Europe and the USA.  5 minutes walk to the Canadian School.  Executive buses and bus to the Clementi subway from the Toh Tuck Road outside the houses.  Parquet flooring.  However, the wide living and dining area is floored by CERAMIC tiles, not marble flooring.  Some expats do not like this concept.  

For the terrace houses, 3-stories 5+1 $4,500. 
Basement - park 2 cars or use as a BBQ area or potted plant area.
Level 1 - living and dining, kitchen area, no maid's room, very small backyard garden and front garden (less than 100 sq. ft, except for the corner terrace unit).

Level 2 - 3 bedrooms.

Level 3 - 2 very big bedrooms.


Toh Tuck corner semi-detached $6,000.
Semi-detached houses are in a cul-de-sac and rents around $6,000 as at October 15, 2001. Note basement car park which has a store room and a water pump room for this row of semi-detached.  Very big bedrooms and very quiet residential area.  Excellent landlord.  

No regrets.  Caucasian community.  Reasonable rentals.  10-min drive to the American School or the United World College. 

Toh Tuck semi-detached for rent $6,000FOR RENT. 

No. 56 semi-detached. 5+2  2650sq.ft/3000 sq. ft land.  Cul-de-sac. 3-stories plus a basement store room and car park. On elevated grounds. $6,000.  Other than the lack of marble flooring in the living and dining areas and the relatively small kitchen, the semi-detached have big bedrooms and are value for money.
