| Sunday, April 3, 2000 Prospective tenants: 2 Filipino ladies with employment passes want 2 bedroom at $1,500 - $1,700 rent, easy access to Kallang subway, but not the Geylang condos. Landlords said that The Bayshore, Dawns Ville and Sims Ville Apartments were "rented yesterday" whenever the company boss called to make appointment to see the apartment after the ladies had seen them on their own the day before |
1.45 pm. 2. The Bayshore Park 2 bedroom, 987 sq. ft $1,800 fully furnished. Diamond Tower, Mirrored wall in living area and unblocked views to the left of the living window. Small balcony. The Landlord did not have keys to the master bathroom. The Landlord arrived 20 minutes late as we had to go off. Co-broking agent must get the Landlord to come earlier or schedule properly. Old worn out red carpets. One lady did not like it as it would cause her asthmatic attacks. |

April 3, 2000: 1.30pm 1. Laguna Park, 3+1 1700sq. ft $1,500. Marine Parade Road. Blk 5000B, high floor with the living rooms and 3 bedrooms having unblocked green seas views of the lagoon and ships. Cable TV facilities, TV except sofa set. Terrazo flooring and older mosaic tiles but it is value for money. Swimming pool and tennis court. Over 20 years old development with upgrading done. The ladies think it is too big and it will be difficult to clean the mosaic tiles. |
2.15pm 3. Joo Chiat Road walk up 2+1 1400sq. ft $1,200. Behind the Katong Mall. Big balcony, big carpeted rooms, new air conditoners, but over 40 years old. 5-minute walk to shopping malls and near to Kallang and downtown.  More
matured couples on tight budget may like this apartment but young ladies do not want to
live here. 2.45pm 4. East Coast Road walk up. Has partitions of an ex-tuition centre. Co-broking agent advertised as residential. 1500 sq. ft $1,500. A waste of time as young ladies will not consider this old bomb. |
| Young ladies usually want newer condos and
it will be a waste of time to take them house-hunting to see units above.
The associate in charge of the case gave last-minute notice not to take up the case, hence the poor preparation for the last-minute viewing by Realtor David.

It is extremely difficult to serve
prospects with low rental budgets and with the need to get the boss' approval and
inspection and at low budget of $1,500 for a good condo. Singapore Landlords generally do not prefer Asian and Asian ladies. The Landlords of the Geylang condos are more flexible, but then Geylang is famous as a "red-light" district. |
