Tips for new realtors.  2 unusual case studies.

Case 1.
No respect from the Owner.

"The Owner just walked past the realtor without talking to him," commented the tall Dutch expatriate.  The co-broking agent wanted to meet us at the lift lobby of Costa Rhu, Charonia block but he did not want to divulge the unit number.  After several calls, we got him and he gave us the floor and unit number. Yet he insisted we meet him at the lift lobby.  Charonia has at least 3 lift lobbies and we could not see him.  His handphone was engaged.  He was not really waiting in front of the lift and probably was at the pool.

We went up to the unit. His mobile phone was still engaged.  The Landlord opened the door and we saw the unit.  Later, he appeared at the lift lobby.  Apparently, he was a busy "always on the  mobile phone" agent.

The best advice is to wait at the unit. Or outside the door of the unit if you don't want to impose on the Owner.  In this case, the Owner had advertised herself and her contact numbers were on the internet. 

If you advertise hoping to get a co-broking case, do be easily available. Camp outside the Owner's apartment. Nowadays, I seldom advertise  when I know the Owner is advertising as the time and money spent can be considerable. The Internet changes the way we work. You can be sure that professional rental realtors have access to the Internet and will unlikely want to contact you.  You may be fortunate that expats will contact you direct. We always live in hope for a better tomorrow. Whatever you do, gain the respect of the Owner by being professional.   

Case 2.
No respect for the co-broking agent.


This was an unusual The Waterside realtor.  She wanted us to call her when we reached the guard house. We called her and she said to meet at the pool.  When we couldn't find her, she said to go to Block 11.  Still we couldn't find her. Then she revealed her unit number.  What a hard to get lady!   I was sweating away, puzzled as to why she made me go in circles. 

Incoming calls are free if you subscribe to Starhub and she must be a Starhub subscriber. Do you think she is a Starhub subscriber?  I am a Singtel subscriber and I felt the heat, the hot afternoon sun,  I mean. 

If you want co-operation and referral from co-broking agent, try to make life easier for the agent.
