Buyers should have no problem finding tenants after the lease back period as location, but note the lack of tennis court and gym.  The advertisement states "easily tenantable with above average rental returns".  What is the average?

In 2000, the rental price needed to be attractive as the targeted audience would be singles and couples without children and, in my opinion, many of them were given a housing allowance of around $3,000.  Senior managers do have housing allowance up to $6,000. In 2011, the expatriates may be given a housing allowance which is much lower depending on their negotiations.

River Place, an upscale condo with river frontage and a 10-minute walk to Raffles Place will be one main competitor.  It is the favourite as at June 2000.  I have rented one 770 sq. ft 2 bedroom at $2,500 fully furnished.  The Paterson Edge, near Orchard subway and Orchard Road, rents at around $6,000 for a 2-bedroom and rents are around $5.00 per sq. ft for Richmond Park and Spring Grove condos as at June 2000. 

The developer may have a subleasing agreement for prospective buyers.  Buyers will have to understand the legal and financial risks in lease-back property investments.

Great location: near Raffles Place, Tanjong Pagar and Outram subway
Meet many expatriates in a historical and creative design cum multi-media neighbourhood which is the Duxton Conservation Shophouses and Chinatown area.
Many food and beverage joints.
Many entertainment outlets.
Suits expats who wait up late and work near Raffles Place.

Inner city living: Crowds expected as the vicinity is downtown.
No grassland as in other condos.
No tennis court and gym which are what the single expats desire.

Facilities: Pool.

Advantages: Around financial district and Chinatown. Outram subway is a 10-minute walk.
