Yes, I have listings or listings co-broked with other realtors.

In Singapore real estate, as elsewhere, realtors co-broke with one anther as nobody can have the appropriate listings you desire. Co-broking is the best system to ensure that you have diversity and choice property. When you arrive in Singapore, I will contact those brokers with detached bungalows and include them in your viewing schedule.

Depending on the location, the detached bungalows without swimming pool rent at S$10,000 (in prime expatriate areas) to over $25,000. In non-prime areas, you can get one for S$8,000 or less. New ones and those near the American Schools or International Schools are more costly.

Where do you wish to live in Singapore?

East Coast has cheaper bungalows (see Affordable bungalows on front page of www.asiahomes.com for one example in Frankel area) than the Bukit Timah area where all expatriates like to live owing to proximity of International Schools e.g. Canadian, German, French, Dutch, English, Australian and American Schools ( a new one in Woodland – north of Singapore).

Bungalows (2-storey) in the most popular rich man’s area of Bukit Timah/Astrid Park/Holland Road/Mount Sinai areas rent for over S$20,000.

Cheaper bungalows at less than S$10,000 are found in areas where Caucasian expatriates are a rarity such as Northern Singapore, near construction sites or in areas adjoining the public housing (HDB estates) are available.

Land areas for good bungalows in good areas are usually >5,000 sq. feet. Built-in area will be around 3,000 sq. ft depending on whether it is one or two-storey.

As there are fewer detached houses and higher demand, relative to condos and townhouses, the rentals tend to be higher than other types of housing.

There is a cluster type housing in which you may find one or two bungalows in the townhouse development and all residents share swimming pool and facilities. Brand new and may be cheaper.

Please let me know which hotel you will be staying when you arrive, so that I can schedule appointments one or 2 days ina advance, by co-broking and from personal contacts. Also, let me know if you need more clarification and the specific location you wish to stay.

As this is a FAQ, I have published this reply in the Surfer’s Girl tips to Expatriate Tenants to save me some time in replying to similar queries. Best wishes.

Hi,

My wife and I are moving from New York City sometime in April....we are interested in knowing what houses rental rates are. We're looking for 2000+ square feet in a nice area with a yard.

We're not sure yet what our budget will be, but we currently spend about US$5,000/month (about S$8750 at 1.75 or $82,50 at 1.65). Do you have any listings we should think about?

Regards,

J and L
