Investment potential: 99 years lease.  Usually owner occupied and tenants are usually Asians and those with rent budgets below $2,000.

Those who want to live near Changi Airport or the Expo. However, Modena condos are even nearer to Simei subway.  

Most Caucasian expats consider the condo as too high in density and the location too far from Suntec City or Raffles Place.   They prefer lower density and low rise ones such as Stratford Court.

Advantages:

8-min walk to Simei subway.

2-bedroom renting at $1,500 - $2,000 fully furnished.

Mini-mart , Squash Courts, Tennis Courts.

Cycling track away from cars, big playground, decent sized pool. Big BBQ area near pool.

Suits expats who fly frequently from Changi Airport or work in Tampines as it is a 5-min drive to both locations.

Disadvantages:  

High density living and living amongst Singaporeans may not be comfortable for many expatriate wives.

Expats need to ensure that the Landlord will install air conditioning in the living/dining room.

Background

A co-broking agent who is 'managed' by a Relocation/Management Consultant closed a case with the Asia USA associate. The Landlord wanted to defer for one month, the payment of the $4,000 agency commission for securing a Tenant, saying the realtors" had exceeded his budget" for furnishing the Costa Rhu unit although no budget was agreed upon. 

He had agreed in writing to pay on signing of the tenancy agreement in the Letter of Intent. The co-broking agent was asked by Asia USA to be patient but the Management Consultant wanted the money, as agreed.

"Give me the telephone number of the Doctor so that I can call him to make an appointment to see him at his residence today!" said the Management Consultant several times. He had adopted the advice from some books not to let anybody owe him what is due to him.

He was advised not to go to the Doctor's house (mentioned in the tenancy agreement) and the Asia USA associate would contact the Doctor urgently.

"I don't want to meet him. I deal with you only" said the good doctor.  He paid up promptly.
