Free bus shuttle to City Hall subway morning and evening, Mondays to Fridays  around 7 am - 9 am and 4.30 pm - 6.30 pm at 15 min intervals.  

20-minute slow walk by the Singapore River to financial district - Raffles Place or S$5 by taxi.

2-minute taxi ride to Orchard Road or Shenton Way.

8-minute walk to the Dhoby Ghaut subway.

An opportunity to meet the Tenants (younger Caucasian ladies/gentlemen working in the financial district)

Singapore River nearby. Close to Fort Canning Park for your dogs and for jogging for the families. National Museum & National Library.

Disadvantages:  A complaint from Caucasians is that the kitchens are too dark (some lower floor units) and Condo facade looks like an office block (rather than residential).  The Tenant may need to pay car parking fee.

Some Units facing the Istana (Presidential Palace) above 10th floor have special windows. From the distance, the window pane looks clear but when you walk close to it, it becomes opaque (cloudy). Also such windows cannot be opened or opened fully. 

Some worries about afternoon sun and noise from pub patrons for units facing Mohammed Sultan Road.

Some worries about a lack of privacy. However, the windows are like one-way mirrors. Outsiders cannot see the inside of the apartment during day-time while those inside have clear views of the outside.

TIPS FOR EXPATRIATE TENANTS
First-time Tenants to note:

Negotiate for car parking fees to be paid by the Landlord. It is less than $100 per month. 

Some units above the 10th floor facing the Istana have high-tech glass windows which fogs up when you go near, thereby obscuring your enjoyment of the views.

You may need thicker curtains to darken your units if you live near the tennis court or facing West or East.

Units in the Riverwing Block, facing the Mohammed Sultan Road may have some noises from the drinkers chatting till the early dawn. There are complaints of noises and the afternoon sun, but most units of this location are leased. Recession in 2002 and 2003 means that the pubs are not that busy now. 

Singapore's famous Mohamed Sultan Road pubs in 2001Units in the Parkwing Block, facing the UE Commercial block have no privacy as the office workers across the road may look at you. However, the glass windows are like one-way mirror. Outsiders cannot see you although you can see them clearly during day time.

Cable TV connections available in 2002, but not all rooms are cabled by the private individual landlord. Tenants may need to negotiate for more points.

Clarke Quay and Boat Quay are famous Caucasian meeting places and you need not drive there. You can walk home in 20 minutes.
