Interiors: Living/dining - ceramic tiles unless the owner has installed  marble tiles as in one unit for rent $3,000 as at Oct 24 2000. Bedrooms: parquet flooring.

Facilities:
Swimming pool, 24-hours security system, tennis court, sauna, squash court, covered car park, barbecue area,  gymnasium (converted from one squash court).

Advantages:
  1. Inexpensive accommodation.  Full condo facilities and spacious bedrooms, grassland and playground for small children.
  2. Four bus-stops to the Bukit Batok subway (MRT N23) and then 5 subway stops to the new American School Marsiling subway (MRT N17). Time taken 10 minutes!
  3. 10 subway stops to Raffles Place (MRT C1) if expats have no car. Easy access to Central Expressway and Changi Airport by car/taxi.
  4. Low rise and low density condos and sprawling grounds.
  5. 5-minute walk to the petrol Station across road for milk and bread. This is convenient for expats with small children.
  6. Children schooling at the American School will have independence as the mother can drive them to Bukit Batok subway in <5 minutes and they take the Bukit Batok subway to the American School in <10 minutes.
     

Disadvantages:

  1. Not new. Facilities like the swimming pool and the gym look dated.
  2. Not near the subway.

Closure depends on $600 and a letter to the big boss.

"Maybe you can do something with your agency commission? It is a Buyers' market now" said the Dutch boss after his obligatory inspection of the H J Heights maisonette before permitting his employee to lease.

He had inspected over 600 apartments in Singapore. However he wanted to exact revenge on Landlords now (1998, Singapore was in recession). 

Maybe he suffered the least two years when Landlords were very demanding. 

Now he had this "take it or leave it" attitude including the use of his company tenancy agreement.

After inspection, he wanted more concessions. The date of commencement was agreed with the employee to be May 1, with many concessions given, but the big boss  threw in a spanner and wanted May 11 as the earlier lease of the employee would expire on May 14, 1998.

Asia USA has offered some money for the Tenant to buy and own the sofa set and thereby close the deal, but this was still insufficient for the Dutch boss who wanted blood from stone.

Thank you for showing me how you inspect the above apartment, sharing your experience of over 600 apartment inspections.

Since you asked "how about my commission?" yesterday, the S$600 for the 2-seater sofa and 2 chairs are from my own pockets, in order to close.

This $600 will be given to the Tenant to purchase the sofa of his choice and colour and the set will belong to the Tenant. I am really sorry I can't afford more. If the diplomatic clause is exercised, I may have around S$900 as I would have to refund the Landlord the pro-rated commission. I hope you will understand.

The rental for maisonette is S$3,000/month and includes above sofa set, a double bed and mattress, the single bed and mattress, fridge, washing machine.

The Landlord wanted S$3,300. The maisonette is worth S$3,300, being 2,230 sq. ft as it has been renovated. If it was located in a good location and the surrounding has been made pretty,   it should fetch a rental of S$5,000. I rented a Ridgewood Townhouse at S$7,000 recently.

Please let me know urgently whether above terms are satisfactory as I have requested the Landlord not to show the unit to the other agents. I am not the exclusive agent. Thank you for your kind attention. Best wishes

Conclusion:
Sometimes, you will need to make a report to the big boss to explain your situation helping to close the case.  The employee stayed past 2 years.
