20 units, one 11-storey building.  2 units/floor.

3+utility:
1270 sq. ft,
1281 sq. ft (with private lift direct into living room).

Interiors:  

Living separated from dining area - light brown marble tiles. Bedrooms - parquet. 

The 1280 sq. ft 3-bedroom units from ...-01 series have a private lift entering into the apartment area between the living and dining room. Bay windows and one side window in the living area and in the 3 bedrooms from floor 1 - 9. 

On floor 10 and 11, there is one bay window in bedroom 2 while the living area and other bedrooms and master bedroom have full length glass windows.

#10-01 faces the West and the beautiful green trees. There is a slight afternoon sun brightening up the living area.  

Singapore cable points in the living and master bedroom only. 

3 store rooms whith bedroom 3 having a sliding out closet.  

Kitchen:
Black counter top. Stainless steel dual basin sink, black cooker hood, and hob. No oven. Freamed shower stall. Short white long bath. Cylinder gas.

Facilities:  
Covered basement car park, small pool, big barbecue area, 24-hour security guard. Sunbathing at the pool deck may be possible for morning sun as the afternoon sun is blocked by another building.

Occupancy:  Many expatriate tenants who don't have children and want low density condos.

Competitors: Valley Park Condo with full condo facilities is the nearest competitor.  Dormer Park, the Tiara, Central Green, Emerald Park, Aspen Heights and the Quayside.  May suit single expats with lesser rental budget.

Investors: Freehold. Selling at $1,200 per sq. ft in 1999 and re-marketed in June 2000. 

Advantages:

  1. Location near River Valley Road which has many buses and taxis to downtown or Orchard Rd shopping malls.
  2. Food cafes, hawker stalls & eateries along River Valley Road.
  3. Cold Storage Supermarket at the  Great World City Shopping Centre within 10-minute drive away. 
  4. Low density, fewer children to make noises.

Disadvantages:

  1. Not within  walking distance to the Tiong Bahru subway.
     
  2. The absence of a  gym and tennis court may not attract a wider net of prospective Tenants who want full condo facilities.

Case study:
Landlord is worried about apartment being burglarised when putting up FOR RENT sign.

To: Landlords with ground floor condos.

"We took down your "FOR RENT" notice because we are worried about the apartment being burglarised," said the Owner's Representative who had earlier complained that the "other" realtor was not performing.

This Gallop Gables Condo was facing a half-completed Condo (2nd phase of Gallop Gables) and the Asia USA Realtor had spent a lot of money and time in advertisement and promotion without success.

As he was given the keys, he gave attention to the promotion of this condo.

Ironically, the Gallop Gables management did not object to the sign, placed discreetly on the sliding door and bedrooms.

Although there is no guarantee, a "FOR RENT" sign for low floor rental properties do let agents & neighbouring tenants know that the property is available for lease and there have been cases of success.

Obviously, the more disadvantaged the property, the more important it is to expose its availability for rent.

The risk of burglary is not very high in a condo with security like closed-circuit TVs at the entry lobby and guards as in Gallop Gables.

In any case, burglars can recee and know which unit is vacant.

New Realtors to Note: There are so many "rentable" units - it is foolhardy for rental realtors to spend time on units with unfavourable characteristics. 

The Owner wanted an a rent of  $3,000, but the construction deterred many expats from renting. 

All first-time realtors may have not many owners giving them keys to their rental apartments and may take risks to rent such unrentable units.  Invariably, the time and money spent on promotion is not worth it.  Your time is your money.  It may be better spent prospecting for good properties.
