Other appliances on request e.g American-sized fridge and cooker. Maid's room particularly big. Small balconies (sufficient for table and one chair) off living room, master bedroom and one bedroom.

Facilities: One assigned car park shed, pool, small gym (3 pieces of equipment), squash court, 24-hour security guard facing auto-gate entrance, lift with access card system, audio-intercom system.

Competitors: Very few as there is a shortfall of condo apartments with 3700sf living space and 4+1 bedrooms.  The Parisian and Beverly Hills remain top contenders for this $10,000 - $12,000 budget range. Advantages:

6. Store cupboard at first floor.
7. Cable TV ready.
8. Nice-looking medium-sized swimming pool.
9. Privacy: only 8 units.
10. Low density, may appeal to expats who don't like crowds.
11. Large living and separate dining and family areas.
12. 4 attached baths, with steps up to jacuzzi bath tub in master bedroom.
13. Larger than usual maid's room.
    

Disadvantages:

1. Traffic noise (unless windows shut) from Paterson Road where the living and master bedroom front.
2. Surrounded by other apartments - Paterson Tower, Manhattan Mansion, 72 Grange Road, meaning no views from other bedrooms.
3. Smaller than expected master bedroom.
4. Kitchen - light grey ceramic tiled flooring and average quality cabinets unlike modern condos.
5. Gym too small with 3 pieces of equipment but better than no gym.
6. Car park sheds, not underground covered car park.
7. View of trees from Paterson Rd for living room and partial view from master bedroom which fronts another building (72 Grange Road Apartment). In effect, no view from master bedroom.

Auto-gate maintenance.

For first-time Realtors. In landed properties, do confirm in writing as to whether the Landlord is responsible for the maintenance of the auto-gate as this item is usually forgotten in the tenancy agreement as most houses do not have auto-gates.

We had a case whereby the previous Tenant had installed the autogate and therefore the Landlord would not want to be involved in its maintenance for subsequent Tenants. However, this was not made known till the lease had been signed. If the new Tenant does not want to maintain the auto-gate, it would then be replaced with an ordinary gate. Check this out early.
