pool, tennis courts, playground, BBQ pits, club house.

Case study: Co-broking agent not
checking out proof of ownership.
The co-broking agent acting on
behalf of the Landlord usually will not want to provide proof of
ownership but it is imperative that you, representing the
tenant, get it.
It may be a copy of the property tax bill with the name of the
Owner and the address of the rental apartment but it must the
original copy. A lawyer's letter certifying the ownership is
another source as some owners are unable to produce the title
Check the phone directory for the name if it is a corporate owner
as sometimes it is a foreign e.g. Hongkong incorporated company
and not listed. Do not be complacent.
In a Beverly Hill case, the
Landlord (corporation) through its own administrators, started
asking for 3 months' security deposit after negotiations had been
completed. Soon, the Landlord demanded a quarterly rental payment
to be paid in advance.
This raises some signals that the Landlord might not be
financially sound. On checking the phone book directly, the
Landlord (a private company) was not even listed in the book.
In this instance, Asia USA Realtor had to contact the Landlord
directly to get the proof of ownership as the co-broker was too
busy selling units saying that the tenancy agreement of the
previous tenant would have the name of the Landlord. He
faxed a copy of the property tax bill with the details of the tax
paid blanked out.
Do inform the co-broking agent that you had to contact the
Landlord directly since the Landlord had got the security deposit
but the agent representing him had not provided any proof of
ownership. This would avoid misunderstanding.
The most updated way to check proof of ownership is
for the agents to pay some money to obtain the names of owners
from the relevant government bodies to verify ownership.
Once the security deposit had been paid to the wrong person, it
will be extremely difficult to recover the money, especially if
the person is undergoing bankruptcy proceedings.
