25 Thomlinson Road, 5-minute walk to Tanglin Mall, 15-minute walk to Orchard subway. Very close to Orchard Road and Tanglin Mall. Many buses and taxis.

3-bedroom: 236 sq. m (2,600 sq. ft).
Penthouse: 616 sq. m.

Details:
The 3-bedroom units have a very high ceiling in the living room. A mezzanine floor built below the high ceiling results in an additional room (or "den" in American Expats' term), therefore such units have been advertised as 4+1.

A spiral staircase leads to upper floor which has the bedrooms. The big balcony is in the living area. The bathroom of master bedroom is semi-circular and there is no maid's room.

Very little space for an American-sized washing machine and dryer. Small but bright kitchen.

Interiors: Living/dining - ceramic tiled unless renovated by new Owners.  Bedrooms - parquet.

Facilities:
Swimming pool, children's pool, playground, BBQ area, covered car park, 24-hour security guard at lift lobby area.

Occupancy Rate: Great location.   Almost 100%.

Many in Orchard Road vicinity but for maisonettes, there are fewer competitors.

Aspen Heights and UE Square penthouses, the Elizabeth Heights and Paterson Towers maisonettes, amongst others.

Investors to note: Freehold. Not full condo facilities. May lose prospective Tenants to those new ones with full condo facilities.

Advantages:

Great location.  Near Orchard Road and Tanglin Mall.

Within a 15 minute walk to the Orchard subway.

3 bedrooms, each with attached baths upstairs. Powder room downstairs.

Very high ceiling for the living room if there is no mezzanine floor above.

Big balcony off the  living room. There may be air conditioner compressors installed at side of balcony.

This may cause balcony to be hot but the balcony is wide and therefore the air may not be too hot.

Good for gardeners and for smokers.  Higher floors have fantastic panoramic green tree and city views.

Security guard on 24-hours duty.  As at December 6, 2000, the lift lobby is accessed only by card.  The guard does check on visitors.  

Many buses and taxis; proximity to the subway not so important.

Low density.

Disadvantages:

Dated bathrooms and kitchens unless fully renovated.

Not within a 5-minute walk to Orchard subway.

>25 years old.  Unless renovated, may not appeal to Caucasians with $8,000 budget.

Lack of full condo facilities including gym, tennis court.

Central air conditioning may pose problems of maintenance.

No maid's room.

Very small utilities or laundry room with no space to install American-sized dryer and washer unless there is re-modelling done.

Tall Caucasians may "knock" heads against upper part of spiral staircase to 2nd level when going up or down!


Case study:
Foreign  Owners may need to install quality fittings during renovation.   "Plastic towel racks" for a $10,000 condo.

When you want to rent a $10,000 investment condo, do not try to save money in this competitive market.

On a visit to a 4+1 3,400 sq. ft Ardmore Point Condo, the bathrooms of the 2nd and 3rd bedroom had not only plastic towel rails but cheap types too, said an expatriate.

The bathroom of the master bedroom was well renovated but it seemed that the Landlord did not deem it necessary to upgrade the other bathrooms.

Managing agents should try to advise the Landlord to renovate 100% and not to install cheap stuff since newer and cheaper condos have quality bathroom accessories.

Sometimes, the foreign Landlord may not be even aware of the inconsistent qualities of the bathroom accessories, having left the management to the Managing Agent!
