Case study:   Earning the respect from the Owner.

"I owe you one," said co-broking realtor who had asked Asia USA realtor to bring the client to meet his Owner of the conservation house. The Owner was said to have the building plans but actually there was none. After staying for a while and finishing his drink, the co-broking realtor rushed off to another appointment for the Owner of the conservation house. No drinks were offered to us despite the fact that the Owner was inviting us to meet.

Obviously, the calculating Owner had not wanted to pay for the drinks and was more intent on selling her rental unit with minimal expenses.

At the end, she told Asia USA realtor to pay for the drinks including herself, the absent co-broking agent and ourselves.

The next day, the Owner railroaded this experienced sunburnt realtor to get the telephone number of Asia USA realtor to commence direct dealings saying his co-broking commission would be assured.

No matter how persistent the Owner is, all realtors should observe certain code of conduct.

  • If you represent the Landlord, do a professional job and contact your co-brokers, not leaving the job to the Owner to do so.

    This prevents misunderstanding and loss of respect for you.
  • If you have no time to attend to the "invitation" of the Owner to show "building plans", pay for the drinks before you leave.
  • Do not assume landladies or any Owner will pick up the tab. In this case, the Owner should have paid for the drinks since she wanted to explain her plans for the Conservation house under renovation.
  • Most ladies don't foot bills. Knowing the culture, you do not invite co-brokers to an outside place but to her club (in this case, the American Club) in which members pay, but not guests.
  • Saturday afternoons are important for all realtors and we can't fool around with the time of co-broking agents. Make sure the Owner really has the plans.
  • Pay for the drinks which can be expensive in any Singapore hotel.

Owners don't respect you if you have no respect for yourself and the profession. Take time to contact the co-broking agent no matter how harassed you are or how persistent the landlord is.
