Advantages:

  1. Great location 10-minute walk to Orchard Road and 2 subways (Orchard & Somerset) and many shopping malls and supermarkets in Orchard Road and Great World City.
  2. Private lift with key access. A small circular lift has space only for 3 adults although 8 persons are said to be permitted.
  3. Master bedroom's bathroom has dual basin, bidet but no long bath.
  4. 3 bedrooms have attached bathrooms but all are showers, a unique situation as most 2,800 sq. ft condos have at least one long bath to cater to Caucasian tenants.
  5. Outside the CBD (Central Business District) Restricted Zone's toll gate and therefore no need to pay tolls per entry into the CBD.
  6. Away from traffic noise.
  7. Low density condo.
  8. Convenient location, with many taxis plying this area.
Disadvantages:
  1. No unobstructed views, being surrounded by high rises.
  2. Old development but some Owners have re-modelled the apartment and the private lift lobby.
  3. No long baths.
  4. No balcony.



Case Study:
 How many lift access cards do you give to the Tenant?.

"I am entitled to four lift access cards," insisted Mr Ram, an Indian bachelor who had rented a Costa Rhu unit.

It was stated  in the Costa Rhu handbook that this 2+1 unit was entitled to four lift access cards. He would not sign the inventory list unless he had four

"Usually Tenants get 2 lift access card, but I will give him another one. He has to pay for the 4th access card," said the Landlady.

The Tenant got angry on getting the feedback. The impasse built up ill will and this was a $50.00 matter. .

First-time Landlords to note: In this declining rental market, it is best to build up good will and retain the Tenant in the event of renewal.

Of course, there is no guarantee that the Tenant will want to stay back if the rentals keep falling.

Some experienced Landlord even offered the Tenant early occupancy although the lease commences only one month later, by chasing Asia USA associate to give the Tenant all the keys! This definitely builds up an excellent Landlord-Tenant relation.

Most likely, the Tenant will think he is a responsive and will renew the lease after 2 years!
