Dislike the kitchen being positioned between dining and living area.  Dark as this unit is on 2nd floor facing the office block.  However, free shuttle bus to City Hall subway and supermarket at door step, proximity to Clarke Quay and Mohd Sultan pubs, big pool, big gym, tennis and squash courts, make this condo extremely popular with young Caucasians and Japanese expats.

Sunshine Plaza 2-bedroom 764 sq. ft $2,600. Terribly small master bedroom and even smaller 2nd bedroom.  Completed in 2001 and bigger units have been rented. Great location in Bencoolen Street area.

Tanglin View 3-bedroom 1141 sq. ft $4,000. High floor. Pool or greenery city views.  Breezy. Liked this condo very much. Big pools, gym, snooker table, tennis courts and brand new. 5-minute walk to Redhill subway. Therefore, no need to look for taxis or buses.  Completed in 2001. The expatriate said that Thomson 800 had better interior quality finishes and a BALCONY, although its condo facilities are comparable to those of Tanglin View.

If Tanglin View has a balcony, it might be easier to close. No decisions made. Will see more units with another realtor tomorrow morning.  Condos further away from downtown rent lower.

Conclusion.  This case study illustrates the culture of Caucasian expatriare tenants for investors of Singapore properties.  Other than brand new condition and location, a balcony and bright kitchen or rooms are very important assets for condo investments if you are targeting at Caucasian expatriates.  The UE Square condo has space for a 2-bedroom unit but it is dark. Selling price is lower and therefore this compensates for the inadequacy.
