of the other part, NOW IT IS HEREBY AGREED AND DECLARED as follows: 1. The Landlord agrees to let and the Tenant agrees
to take all those premises situated at and known as a) To pay the said rent at all times and in the manner aforesaid. b) To pay deposit equivalent to ...... ( ) months' rent upon the signing of this Agreement to be retained by the Landlord as security against the breach of any condition of this Agreement and subject thereto shall be returned to the Tenant within fourteen (14) days from the expiration or sooner determination of the tenancy. During the continuance of the Tenancy, said sum shall not be set off against rental due hereby reserved which may have fallen in arrears. c) To pay all charges to the Singapore Telecommunications Ltd in respect of any telephone installed at the said premises and to pay television/radio licence fee including Singapore Cable Vision subscription to the Singapore Broadcasting Authority including any tax payable thereon. d) To pay all charges not borne by the Landlord for utilities charged by the Power Supply Ltd payable in respect of the said premises including any tax payable thereon. e) To take due and proper care of the said fixtures, fittings and effects and to keep them clean and in good repair and condition preserved from damage and from deterioration otherwise than by reasonable use wear and tear thereof and to replace any part or articles which may be lost, broken or destroyed and to compensate the Landlord for any articles not replaced as aforesaid and forthwith to repair and make good such articles as may be damaged and except for the purpose of repair, not to permit or suffer any article to be removed from the said premises without the prior written consent of the Landlord. f) Not to make or permit to be made any structural alteration or additions to the said premises without first obtaining the written consent of the Landlord, g) Not to hack any hole or drive any nail or anything whatsoever into the walls or ceiling without having obtained the consent in writing of the Landlord excepting anything reasonably done to hang pictures, paintings and the like. h) Not to assign sublet or part with the possession of the said premises without the written consent of the Landlord which shall not be unreasonably withheld in the case of a respectable and reliable tenant. This prohibition shall not apply to the occupation of the said premises or any part thereof by any member of the staff of the Tenant or any of its associates or affiliated companies. i) To permit the Landlord or his agent or agents with or without workmen and others at all reasonable times of the day by a mutually agreed upon prior appointment to enter upon the said premises to examine the state and condition thereof and to execute repairs for which the Landlord is liable. If any repairs, required to be carried out by the Landlord, has not been carried out after request by the Tenant in writing by registered post within a period of fourteen (14) days, the tenant may employ an independent contractor to do the repairs and the cost so incurred shall be borne by the Landlord. j) Not to keep or permit to be kept on the said premises or any part thereof any materials of a dangerous or explosive nature or the keeping of which may contravene any local statute or regulation or by-law or in respect of which an increased rate of insurance is usually or may actually be required or the keeping of which may cause the fire policy in respect thereof to become null and void. k) To permit the Landlord, his agents or all other persons authorised by the Landlord by a mutually agreed upon prior appointment to enter upon and to inspect the premises or any part thereof at all reasonable times during the continuance of the tenancy, and in particular to permit the Landlord and his agents together with all prospective tenants or any of them to enter upon and to inspect the said premises after a mutually agreed upon prior arrangement (provided as aforesaid) during the period of sixty days immediately prior to expiry of the tenancy. l) To yield up the said premises in such good and substantial repair (fair wear and tear excepted) as shall be in accordance with the conditions and stipulations herein contained and with all locks keys and fastenings complete, at the completion of the tenancy. m) To use the said premises as a private residence
only and in particular not for any trade, business or any other purpose whatsoever.
a) To pay all rates, taxes, taxes assessment and outgoing which are or may hereafter be charged or imposed on or in respect of the said premises. b) To insure the said premises against loss or damage by fire to the full insurable value thereof. c) To keep the said premises, fixtures and fittings in good condition and promptly to repair any defects of the same which may interfere with the Tenant's rights to quiet enjoyment of the said premises; PROVIDED that nothing in this Clause shall cause the Landlord to be responsible for or to excuse the Tenant from the Tenant's responsibilities in respect of Clause 2(e) of the Tenant's covenants herein contained. d) That the Tenant paying the rent hereby reserved and observing and performing the several covenants and stipulations on the Tenant's part herein contained shall peaceably hold and enjoy the said premises during the tenancy without interruption by the Landlord or any person any rightfully claiming under or in trust for the Landlord. e) To duly and punctually pay all and any service or
maintenance or other contributions due or payable from time to time to the Management
Corporation of the building or buildings in which the said premises are comprised. a) All expressions contained in this Agreement and
expressed in the masculine gender shall include the feminine gender thereof and vice
versa. c) If the said premises or any part thereof shall be destroyed or otherwise be rendered unfit for habitation or access thereto be rendered impossible by fire, tempest, or other inevitable cause or by act of God, except such fire be caused by the act or default of the Tenant whereby payment of the policy monies under any policy of insurance is refused, then and in such case and so often as same shall happen, the rental or a fair and just proportion thereof according to the extent of the damage sustained shall cease and be suspended during and so long as the premises or any part thereof shall remain unfit for use or access thereto shall remain impossible by reason of such destruction or damage. If any question shall arise whether the premises or any part thereof shall have become unfit for use or access thereto shall remain impossible by reason of such destruction or damage or fire or tempest as aforesaid or what proportion of the rental ought to be suspended and accounted, such difference shall be forthwith referred to arbitration in the manner provided by the Arbitration Act (Cap. 16) or any statutory modification thereof. d) Any notice under this Agreement shall be in writing and any notice to the Tenant shall be sufficiently served if addressed to the Tenant on the said premises or to the Tenant's last known address in Singapore and any notice to the Landlord shall be sufficiently served if delivered to the Landlord personally or sent by registered post to the address stated in this Agreement. e) The cost of stamp fees of this Agreement in duplicate shall be borne by the Tenant and paid forthwith. f) Throughout the period of the tenancy, any minor
repair not exceeding S$( ) per item shall be the responsibility of the Tenant. Minor
repairs refer to the changing of the light bulbs and toilet chokes. g) After the Tenant has occupied the said premises for a minimum period of 12 months, notwithstanding the provisions of clause 1 of this Agreement, the Tenant may terminate this Agreement on giving the Landlord not less than two months in writing or 2 months' rental in lieu of such notice; PROVIDED that the term limitation herein shall be exercised only in the event that the Tenant occupying the said premises at the commencement of the tenancy hereby created is: i) Deported from
Singapore. The above four sub-clauses are subject to production
of documentary evidence. The Tenant shall forthwith reimburse the Landlord the
proportionate marketing agency commission for the unexpired period of tenancy should the
above clause be exercised. 5. LANDLORD TO PROVIDE/CARRY OUT THE FOLLOWING PRIOR TO THE COMMENCEMENT OF THE LEASE. Servicing of air-conditioners, cleaning of the
apartment/house including kitchen appliances, bathrooms, cabinets, ensuring that all
electrical and plumbing systems are in working order and to attend to other services or
provide other items as specified in the Letter of Intent dated .......................
